Hard Water Stain Removal

Glass dulled by sprinkler overspray, runoff from concrete, mortar haze, or shower mineral build-up. A different process from regular washing — a chemical restoration, not a clean.

Process

  1. A small test patch is run on the worst-affected pane to confirm the staining will lift.
  2. An acid-based mineral remover is applied, dwelled per manufacturer spec, and worked with a soft pad.
  3. Glass is rinsed with neutral water, then washed and squeegeed normally.
  4. Any glass that does not respond to a single pass is flagged for a return visit.

Quoted separately from a regular cleaning. Per-pane rate varies by severity — light spotting is roughly $15–$25 per pane, heavy build-up can run $40–$75 per pane. The test patch is free; full restoration is only quoted after confirming the stains will actually clear.

Common questions

What causes hard-water spots on windows?
Mineral content in irrigation water or runoff. The water dries on the glass, the minerals stay behind, and over months they bond to the silica surface. Routine soap-and-squeegee will not remove them.
Will the glass come out perfect?
Light staining usually clears in one pass and looks new. Heavy build-up may need two visits or, in extreme cases, may have permanently etched the glass. A test patch is done before quoting full restoration.
Is the treatment safe on tinted or low-E glass?
Standard exterior glass and dual-pane low-E (where the coating is on an interior surface) is safe. Aftermarket window film and tinted security glass can be sensitive — those panes are tested and skipped if there is any risk to the coating.
